What do we do once we're inside?
A recording of a check visit from beginning to end. The officer enters, works through the list in order, takes the photographs and shuts off the mains water on the way out.
Every visit is recorded
The body camera starts as the officer enters and stops as they leave. The recording is kept for 30 days and sent to you on request. You can ask for specific rooms to be left out of the recording.
Why is this content illustrative?
Before a real client's home is published, we obtain their written permission and blur faces, addresses, door numbers and personal belongings. Until that preparation is complete, an illustrative recording stands here — and your home will never be shared without permission or in a recognisable form.

How to read the report
Three states, three meanings
Every item in the report gets one of three states. The aim is not to make you read a long document, but to let you understand the state of your home in 30 seconds.
No issue
The item was checked and no sign of a problem was found. Nothing to do.
Not urgent for now
There is a trend or an early sign. It will be checked again on the next visit. We are not asking for your approval.
Action needed
A temporary fix was applied on site. For a permanent repair we ask for your approval with photographs and an estimated cost.
When something is found
What was found on this visit, and what was done?
Three findings came out of the same visit. One was urgent and was stopped on site; two were put on watch. For each one we wrote down what was done and what it will cost.
B-01Leak at the upstairs bathroom tap
ACTIONDetection
Roughly 8 drops a minute from the flexible connection hose of the basin tap; a damp stain has formed on the cabinet base. No water has reached the floor below.
Action taken
Isolating valve closed, cabinet base dried and a moisture absorber placed. Photographs shared with the owner the same day.
Advice and estimated cost
Replacement of the flexible hose and tap washer. The tradesman's quote is about €16 (labour included). With your approval we send the tradesperson and supervise the job on site.
B-02Living room air conditioning indoor filter

Noticeable dust build-up on the filter; cooling performance is not down, but servicing is recommended before the season opens.
Action taken
Filter vacuumed in place, unit tested for 10 minutes.
Advice and estimated cost
Authorised service, about €22. Not urgent.
B-03Garden drip irrigation line
ON WATCHDetection
The line has not been winterised; water is still standing in the pipes and two dripper heads are limescaled. Night temperatures drop to 4°C, so there is a frost risk.
Action taken
Line blown clear with compressed air, heads removed and cleaned, garden mains valve closed.
Advice and estimated cost
Line filter replacement at the season opening, about €8.
No expense is incurred without your approval
The leak found on this visit was stopped on site — the isolating valve was closed, the cabinet base dried and a moisture absorber placed. That is part of the service. For the permanent repair (about €16) photographs and a price were sent first and approval was awaited. If you don't approve, nothing is done and nothing is invoiced.
