Security
- Front door, lock and frame checked for forced entry
- Every window and shutter verified closed and locked
- Alarm system and backup battery level
- Camera recording of the visit from start to finish
Plumbing and energy
- Water meter read and compared with the previous reading (hidden-leak detection)
- Mains and isolating valves checked, mains closed on the way out
- Leak scan at all visible plumbing points
- Consumer unit, fuse state and tripping check
- Boiler pressure and air conditioning operation test
Fabric and climate
- Humidity measured and every room aired for 15–20 minutes
- Scan for mould, damp and staining
- Roof, gutter and façade check
- Check for insects, pests and rodent traces
Interior
- Fridge and appliance condition, odour check
- The general state of cleanliness checked and reported — no cleaning service is provided
- Post and official notices collected and shared digitally
Reporting
- 15–20 dated photographs
- Finding-based PDF report (fine / on watch / action)
- A quote with estimated costs for any work identified
