Process
How does it work?
In this business, uncertainty destroys trust. So we have written the process out step by step — who does what and when, including where the key is kept and what the camera records.
Four steps
From survey to first report
- 1
Free survey
45–60 minutes
We come to your home, photograph all of it and physically take an opening inventory. The survey, the walkthrough of the packages and the preparation of your quote are entirely free; if you decide against it afterwards, you pay nothing.
- Room-by-room inventory and reference photographs
- Recording the location of plumbing, consumer unit and meters
- Identifying risk points (damp, gutters, level differences)
- Agreeing the key protocol together
- The inventory record stays with you, even if you don't take the service
- 2
A quote made for you
Within 24 hours
Based on what we saw at the survey, we prepare a package recommendation and a firm price. The calculator on this site gives an estimate; the firm figure only comes after seeing the house, and it doesn't change afterwards.
- Package recommendation and scope list
- A firm monthly price — no surprise line items
- Any priority repair list and its estimated cost
- Delivered by email and WhatsApp
- 3
The visits begin
Weekly or fortnightly, depending on your package
Every visit follows the same checklist in the same order. Before the visit you are told the officer's name and staff number; the visit is recorded on camera from start to finish.
- A reminder message the day before the visit
- Notification of the officer's name and staff number
- The 28-point checklist
- 15–20 dated photographs
- 4
The report reaches you
Within six hours
As soon as the visit ends your report is prepared and sent. If a problem was found, we stop anything urgent on the spot; for a permanent repair we ask for your approval first, with photographs and an estimated cost.
- PDF report — by email and WhatsApp
- Findings: fine / on watch / action
- Immediate phone call for any urgent finding
- No expense is incurred without your approval
Visit flow
What happens, minute by minute, during a visit?
Every visit follows the same order. Because the order is fixed, nothing is skipped and the reports can be compared with one another.
Step 1 · One day before the visit
A reminder message: which day, which officer, which staff number, and confirmation that their criminal record check is current.
Step 2 · Third-party entry (if any)
If a tradesperson or service engineer is coming, a criminal record check is obtained for them too even though they are not on our team, and confirmed to you beforehand; our officer stays with them throughout the job.
Step 3 · Arrival
The officer sends a location notification and the body camera starts recording.
Step 4 · Exterior round
Façade, roof, gutters, garden, doors and windows are checked; the letterbox is emptied.
Step 5 · Interior round
The 28-point list is worked through in order: security, plumbing, electrics, damp, appliances.
Step 6 · Ventilation
Every room is aired for 15–20 minutes; humidity is measured and logged.
Step 7 · Closing down
The mains valve is closed, the meter is read, windows are locked and the alarm is set.
Step 8 · Departure
The camera stops and the departure time is stamped.
Step 9 · Within six hours
The report is approved by the area manager, translated into your native language and sent to you.
The checklist
The 28 items checked on every visit
The list is worked through in the same order on every visit. No item can be skipped; if one is, the report says why. All of the items below apply on Full Check and above — on Exterior Check only those visible from outside are covered.

For every issue found, the report carries a status (fine / on watch / action), a description and, where needed, an estimated cost.
Key protocol
Your key is numbered and never matched to your address.
- Handover and return are recorded and signed
- Keys are kept in a locked cabinet, marked with a code rather than an address
- Access rests only with the operations manager, and is logged
- Alternative: a smart lock with a temporary code for each visit
- Alternative: no key at all — the Exterior Check package
- When the service ends you can collect your key from our office straight away; if you would rather we brought it to you, it is delivered within one calendar day at most, depending on where you are
Camera protocol
The visit is recorded from start to finish. This protects you and our staff alike.
- Continuous body camera video recording
- Sound is off by default; it is turned on only while the officer explains a finding
- Recordings are kept for 30 days, then deleted automatically
- The recording is sent to you on request
- You can ask for specific rooms to be left out of the recording
- Recordings are not shared with third parties
The camera recording protects our staff as much as it protects you. When a damage dispute arises, a recording is more reliable than anyone's memory.
In your own language
You don't need to speak Turkish or English
Just state your native language on the survey request form. We bring an interpreter who speaks it to the meeting — and we don't charge you for it.
- Choose your native language on the request form; we come to the survey with an interpreter who speaks it.
- The interpreter is free of charge and is never added to your quote or monthly fee.
- All your inspection reports are produced in your native language.
- WhatsApp messages and urgent notifications are handled in the same language.
Let us see your home first, then talk about price
The survey is free and commits you to nothing. In 45 minutes we take an inventory of your home, photograph the risk points and leave you a copy.
The survey, the walkthrough and the quote are free. If you don't like the quote you pay nothing — there is no deposit, no contract and no cancellation fee.
